This website and its services are operated by Substrat Limited ("Substrat", "we", "us"), ICAN House, Plot 2048 Michael Okpara Street, Wuse Zone 5, Abuja, FCT, Nigeria. When you use our services you are contracting with Substrat Limited.

By accessing or continuing to use this website or our services, you agree to these terms. If you do not agree, please do not use the service. If you act for an organisation, you confirm you have authority to bind it; if you act as an individual, you confirm you are of legal age.

Substrat provides asset transaction advisory, marketplace presentation and separately agreed seller, buyer, confidential, development and specialist-asset mandates. A submission or payment does not guarantee publication. Listings are published only after identity, beneficial ownership or authority, ownership or provenance evidence, asset details and publication approval have been reviewed.

Substrat is not a law firm, bank, escrow provider, valuer, securities exchange, investment fund, REIT operator, digital-asset issuer or regulated financial institution. Appropriate independent professionals remain responsible for work within those fields.

You must provide accurate, current information and keep your status links and any credentials confidential. You are responsible for activity carried out using them.

You must not misuse the service, including by: using it for unlawful purposes; submitting fraudulent, misleading or spam content; listing assets you are not authorised to market; infringing intellectual property rights; or interfering with security (including malware, probing, scraping or circumventing technical limits). You must not reverse engineer, resell or redistribute the service.

Substrat Limited retains all ownership of the website, its software, content, documentation and branding. You receive a limited, non-exclusive, non-transferable right to use the service. By submitting listing content you grant us a limited licence to host, process and display it solely to provide the service.

The party who appoints Substrat ordinarily pays the agreed Substrat fee. We do not routinely charge both buyer and seller in one transaction unless the arrangement is disclosed, both parties agree in writing, and it is legally and professionally permissible. Third-party costs are separate unless expressly included.

Substrat service fees, independent professional costs and transaction consideration are distinct. Approved Substrat fees are paid against invoice to the designated corporate account. Asset deposits and purchase prices move only through documented arrangements to the legally entitled recipient or an appropriate bank, regulated escrow or properly operated client account.

Substrat never changes official payment instructions solely through an informal WhatsApp or social-media message. Clients must independently confirm any change through official contact channels.

Where an online payment option is offered for a Substrat service fee, payment is processed securely by Flutterwave. Online checkout is not a mechanism for purchasing or transferring ownership of an underlying asset.

We do not guarantee that the service will be uninterrupted or error-free. Listings and information are provided for general guidance; you should carry out your own due diligence before any transaction. To the fullest extent permitted by law, all implied warranties, including merchantability and fitness for purpose, are disclaimed.

To the extent permitted by law, we are not liable for indirect, consequential or special losses (including loss of profits, data or goodwill), and our aggregate liability is limited to the fees you paid us in the preceding 12 months. Nothing limits liability for fraud, death or personal injury where the law does not allow it.

We may suspend or terminate access or remove a listing for material breach of these terms, non-payment, security or fraud risk, or repeated or serious policy violations. On termination, listing content is removed and retained only as required by law.

These terms are governed by the laws of the Federal Republic of Nigeria, and the courts of the FCT, Abuja have jurisdiction. We are not responsible for delays caused by events beyond our reasonable control. You may not assign these terms without our consent. Questions: info@substratasset.com.
